Conveyancing Pricing

In the majority of cases, we generally offer our services on a fixed fee basis although we encourage you to contact us at first instance so that we can provide you with an accurate estimate outlining our likely fees which will depend on your individual requirements.

In any event, you will always be provided with written confirmation of our likely fees within our comprehensive client care "package" and for the avoidance of any doubt, you are not obliged to proceed with any transaction nor are we obliged to act for you until such time as our client care arrangements, to include details of fees, have been formalised in writing.

We set out below details of our current fixed fees which apply to residential conveyancing transactions although kindly note that we will be unlikely to offer our services based upon a fixed fee basis in circumstances where the transaction arises from a dispute and/or legal proceedings, by way of example, divorce, separation, probate sales, cases involving unregistered land, complex new build transactions and defects in the title.

Our fees

Freehold Sale

  • £925.00 plus VAT if sale price is between £0 – £250,000
  • £1,025.00 plus VAT if sale price is between £250,001 – £500,000
  • £1,225.00 plus VAT if sale price is between £500,001 – £800,000
  • £1,335.00 plus VAT if sale price is between £800,001 – £1,000,000
  • if sale price is between £1,000,001 – £1,500,000 or above call for a quote

Leasehold Sale

  • £1,050.00 plus VAT if sale price is between £0 – £250,000
  • £1,300.00 plus VAT if sale price is between £250,001 – £500,000
  • £1,500.00 plus VAT if sale price is between £500,001 – £800,000
  • £1,600.00 plus VAT if sale price is between £800,001 – £1,000,000
  • if sale price is between £1,000,001 – £1,500,000 or above call for a quote

Freehold Purchase

  • £995.00 plus VAT if purchase price is between £0 – £250,000
  • £1,095.00 plus VAT if purchase price is between £250,001 – £500,000
  • £1,295.00 plus VAT  if purchase price is between £500,001 – £800,000
  • £1,395.00 plus VAT if purchase price is between £800,001 – £1,000,000
  • For a purchase price is between £1,000,001 – £1,500,000 please call for a quote

Leasehold Purchase

  • £1,100.00 plus VAT if purchase price is between £0 – £250,000
  • £1,350.00 plus VAT if purchase price is between £250,001 – £500,000
  • £1,550.00 plus VAT if purchase price is between £500,001 – £800,000
  • £1,900.00 plus VAT if purchase price is between £800,001 – £1,000,000
  • For prices between £1,000,001 – £1,500,000 please call for a quote

Remortgage

  • £725.00 plus VAT if loan value is between £0 – £750,000
  • £825.00 plus VAT if loan value is between £750,001 – £1,000,000
  • £925.00 plus VAT if loan value is between £1,000,001 – £1,500,000
  • (add £95 to the above fees if the property is leasehold)

Transfer of Equity

  • £750 plus VAT if value is between £0 - £750,000
  • Call for a Quote if over £750,000

Disbursements (costs which will be incurred on your behalf and paid to third parties)

Purchase

  • Local, Environmental and Drainage Searches - approximately £350.00
  • Land Registry copy documentation - approximately £20.00
  • Pre-completion Searches - approximately £10.00
  • Telegraphic Transfer fees (usually 1) - £30.00 plus VAT per transfer
  • Land Registry (Registration) fee - please refer to website:
  • For the purchase of Leasehold property, please also allow an additional sum of approximately £350.00 to cover the cost of any registration fees, notices, covenants and the like due under the terms of the lease.

Sale

  • Office Copies - approximately £20.00.
  • Telegraphic Transfer fees (there are usually 2) - £30.00 plus VAT per transfer.
  • If the property is Leasehold, please also allow an additional sum of approximately £500.00 to cover the costs of obtaining necessary information from any Management Company/agent which the seller is obliged to provide to the purchaser

Transfer of Equity and/or Remortgage

  • Local Searches - approximately £150.00
  • Land Registry copy documentation - approximately £20.00
  • Pre-completion Searches - approximately £10.00

Stamp Duty

Stamp duty is payable by most purchasers of property (and also, in some cases, on the transfer of ownership) in England, however, the liability to pay stamp duty and/or the amount depends upon your own circumstances and we therefore refer you to the following website: https://www.gov.uk/stamp-duty-land-tax

The charges set out above are based upon the following assumptions:

  • The property is currently registered at the Land Registry under either a single Freehold Title or a single Leasehold Title in England with no defects, significant building regulation or planning issues;
  • We are instructed by an individual, not in a representative capacity (such as an Executor, Administrator or Company) and you are able to attend our Office in person to provide identification and also to sign the necessary transactional documentation to include the Contract, Transfer Deed and any documentation provided by your Mortgage Company;
  • That the purchase or sale proceeds in accordance with standard conveyancing protocol;
  • That the transaction is limited to one mainstream mortgage advance and any mortgage lender requires us to follow instructions contained within the Council of Mortgage Lenders Handbook;
  • There are no other unforeseen or complicating matters such as, but not limited to, shared ownership, solar panels/leases of roof space and the existence of third party occupiers and/or tenants.

Our costs, whether they are provided on a fixed fee basis as set out above or otherwise, will cover all of the necessary steps to complete either the sale or the purchase of your property to include dealing with any registration at the Land Registry, dealing with third party lenders/mortgage companies and the payment of Stamp Duty Land Tax (Stamp Duty for properties in England). Most transactions of this nature take around six to eight weeks to complete depending upon the individual circumstances of your case.
